How We Estimate
Last updated:
Every number our tools show comes from a published source that we read, recorded and dated. This page explains where those numbers come from, how we combine them, and what an estimate from this site cannot tell you. The full source list is at the bottom of this page.
Walk-in tub costs
The walk-in tub calculator adds three parts: the tub itself, the installation, and costs that quotes often leave out.
Tub and installation ranges. For each tub type and each installation level, we read several independent cost guides and record the price range each one publishes. Each source gets one vote: our low figure is the median of the sourcesโ low prices, our high figure is the median of their high prices, and our middle figure is the median of each sourceโs midpoint. Using the median keeps one unusually high or low guide from stretching the estimate. When sources disagree a lot, we also show the full range they publish, from the lowest price any of them lists to the highest, next to your estimate.
State labor costs. Tubs are sold nationally, but labor is not. We adjust only the installation part of the estimate, using a multiplier for your state: the stateโs average hourly wage for construction and extraction occupations divided by the national average, from the U.S. Bureau of Labor Statistics. Every state and the District of Columbia use the same data year, so the multipliers are comparable with each other.
Often-overlooked costs. Water heater upgrades, electrical work, floor reinforcement and permits are listed separately, each with its own published range. When you choose to include them, we add only the items your project is likely to need: a larger water heater for every walk-in tub, a dedicated electrical circuit for tubs with jets or heaters, floor reinforcement only when the installation involves structural changes, and permits whenever the work goes beyond a simple swap. We do not add a separate charge for removing the old tub, because the installation prices we use already include it.
Rounding. Each part of the estimate is rounded to the nearest $50, and the total is the sum of the rounded parts, so the numbers on screen always add up. Showing a figure down to the dollar would suggest a precision that no estimate of this kind has.
Ramp length and layouts
The ramp calculator follows the 2010 ADA Standards for Accessible Design, Section 405:
- a running slope no steeper than 1:12, which means 12 inches of ramp for every inch of rise (ยง405.2)
- a rise of no more than 30 inches for any single ramp run (ยง405.6)
- a clear width of at least 36 inches (ยง405.5)
- landings at least 60 inches long at the top and bottom of each run (ยง405.7.3)
- a 60 by 60 inch landing where the ramp changes direction (ยง405.7.4)
The ADA Standards are written for public and commercial buildings. They do not legally apply to privately owned single-family homes, and your local building code may set different requirements. We use them because they are a widely recognized safety benchmark. The Yard-Fit check then compares the footprint of a straight, L-shaped and switchback layout against the space you enter, in either direction along the house.
Bathroom audit
The audit questions are based on common fall hazards. Where a question has a published benchmark, such as grab bar strength or toilet seat height, we cite the section of the 2010 ADA Standards it comes from, labeled as a public-facility benchmark, or the CDCโs home fall prevention checklist. Your score shows how many of the answered safety items are in place, weighted by how much each one affects fall risk. It is not a professional home assessment.
Assistance programs
For Medicaid home and community-based services programs, we read each state programโs approved federal waiver application and list a program only if it names home modifications as a covered service. We record the programโs own name for the service and any dollar limit it states. A listing is not an eligibility decision. Enrollment, approval and coverage are decided by the program, and some programs have waiting lists.
What an estimate cannot tell you
- It is not a quote. Your price depends on your home, the product you choose, your installer and local permit rules.
- It does not certify that a design meets any building code. Your local building department decides that.
- It does not determine eligibility for any program or grant.
- It cannot see your home. Hidden damage, older wiring or plumbing, and access problems can change the cost.
How we keep this current
Each data entry on this site records the date we last checked it against its source. We recheck cost and wage data at least once a year and whenever a source publishes an update. If you find a number that does not match its source, please tell us through the contact page and we will correct it.
